contents <p>Digital transformation in the banking sector has become a strategic step to meet customer needs and improve business efficiency. PT Bank Tabungan Negara (Persero) Tbk, through the BTN Properti application, aims to provide an integrated digital solution for property sales, purchases, and mortgage (KPR) applications. However, the application still faces several challenges, such as the limited sales features that are only accessible through a Cooperation Agreement (PKS) and a mortgage application process that still involves manual steps. This study aims to develop the features of the BTN Properti application to make it easier for users to sell properties without the requirement of a PKS and to enable fully digital mortgage applications. The research method uses a prototyping approach, starting from needs analysis, wireframe design, prototype development using Figma software, and early user evaluation to ensure the development meets user needs. Data analysis was conducted through direct observation of application usage and literature review. The study results show that developing more inclusive and transparent digital features not only improves user experience but also has the potential to expand market reach and improve operational efficiency. The conclusion of this study is that increasing the ease of use of the BTN Properti application can significantly support the digital transformation of PT Bank Tabungan Negara (Persero) Tbk.<br>Keywords — digital transformation, banking application, mortgage (KPR), cooperation agreement (PKS)</p>
